3% Retainer Fee of estimated construction cost, applied toward design phase.

Step 2: Site Evaluation & Feasibility Study
Goal: Confirm what’s possible on your property — physically, financially, and legally.
What Happens:
Site visit by our design and inspection team.
Topographic measurements, zoning checks, and building code analysis.
Environmental and utility assessments if required.
Review of local jurisdiction requirements for permits and processing.
Deliverables:
Feasibility report and recommendations
Projected construction timeline
Suggested design approach and phasing plan
Timeline:
1 to 2 weeks depending on jurisdiction and site data.
Step 3: Concept Design (10%)
Goal: Translate your vision into an architectural concept.
What Happens:
Rough sketches and massing studies.
3D model or Revit rendering showing form, light, and orientation.
Color palette and material direction overview.
Deliverables:
3D conceptual visuals and preliminary floorplan.
Updated cost projection.
Payment:
10% of total architectural design fee (from the 7% total).
Timeline:
1–2 weeks for residential, 2–4 weeks for larger builds.
Step 4: Schematic Design (30%)
Goal: Define spatial relationships, circulation, and overall layout.
What Happens:
Floor plans refined and dimensioned.
Preliminary elevations and sections generated.
Client review meetings and revisions (within included scope).
Deliverables:
Scaled schematic drawings.
Updated Revit 3D model.
Outline specification of materials and systems.
Payment:
30% of total architectural fee paid before schematic begins.
Timeline:
2–4 weeks.
Step 5: Design Development
Goal: Develop the approved schematic into technical documents.
What Happens:
Structural, mechanical, electrical, and plumbing systems coordinated.
Exterior and interior materials finalized.
Lighting, finishes, and fixtures reviewed.
Coordination meetings with engineering consultants.
Deliverables:
Detailed floor plans and elevations.
Updated cost estimate and design presentation.
Payment:
30% of total architectural fee due prior to design development phase.
Timeline:
3–5 weeks depending on project size.
Step 6: Construction Drawings (CDs)
Goal: Prepare final permit-ready documentation.
What Happens:
Complete construction documentation in AutoCAD or Revit.
Coordination with structural, civil, and MEP engineers.
Specification sheets and finish schedules completed.
Deliverables:
Full permit and construction plan set.
Final cost estimate.
Payment:
Remaining 30% of architectural fee paid before CD release.

Step 7: Engineering Coordination

Step 8: Permitting & Jurisdiction Submittal

All plans submitted to local jurisdiction.
Communication with reviewers and response to correction requests.
Permit approval management from start to finish.
Fees:
3% of construction cost permitting management fee.
Processing fee: 6 hours @ $94/hr + 2x profit.
Deliverables:
Permit approvals and stamped drawings.
Timeline:
3–6 weeks typical (varies by county).
Step 9: Bidding & Contractor Selection
Goal: Find the best fit for your project.
What Happens:
Bid invitations sent to trusted general contractors.
Review of estimates, timelines, and qualifications.
Recommendation report with best value selection.
Deliverables:

Timeline:

Step 10: Construction Administration
